Esplanade Golf & Country Club: The Membership Line Buyers Miss on the MLS

Every few weeks, a version of the same call comes in from someone under contract in Esplanade Golf & Country Club. They loved the pool house layout, the lake view off the lanai, the walk to the Bahama Bar. Somewhere between the second showing and the inspection period, they learn that the home they are buying does not actually come with golf. Not "golf if you upgrade." Not "golf on a waitlist." Golf, permanently, is not part of the deed for that address.

This is the part of Esplanade that the listing photos never show, and it explains more about how this community trades than the median price per square foot ever will.

The Word Doing the Heavy Lifting

"Bundled golf community" is the phrase attached to Esplanade almost everywhere you look, and in most Naples communities that phrase means one thing: buy the house, get the membership, no separate initiation check to write. That is true for most of Esplanade. It is not true for all of it.

Esplanade runs a tiered system inside a label that usually implies uniformity. Some homes convey a Full Golf Membership. Others convey a Social Membership only, with access to the clubhouse, the pools, the fitness center, and the dining venues, but not a standing right to the course. The distinction is not a matter of paying more later. It is baked into which lot and which floor plan you are buying.

Developer disclosures from Esplanade's build-out put the number of Social-only homes at 318, permanently barred from upgrading to golf. Not with a check. Not with a waitlist. Because that allocation was set lot by lot when the community was platted, it is not the kind of figure that shifts once the last home sells. The cap is structural, tied to the property itself rather than to the buyer's preference or budget.

Where the Line Actually Falls

The dues gap alone tells you why this matters at the negotiating table. A buyer comparing two similarly sized homes on paper, one with golf and one without, is not comparing $8,000 to $9,000 in annual cost difference for a nice-to-have. They are comparing a home that opens onto a private 18-hole championship course with a home that opens onto the same course from the outside of a fence they cannot cross without advance notice.

One recent Esplanade listing put a real number on what the golf-inclusive side of that ledger costs day to day: a quarterly fee of $3,743 covering landscaping, irrigation, the golf membership, and full access to community amenities, which works out to just under $15,000 a year, all in. That figure lines up with the higher end of published golf dues once you fold in the HOA costs that ride alongside it. A Social-tier home carries a noticeably lighter number, and a noticeably lighter set of privileges to go with it.

What This Does to Condos on the Market

The membership split shows up in the sales data, not just the fee schedule. As of April 2026, Esplanade's overall months' supply of inventory sat at 5.9, a moderate pace for the North Naples market. Break that number apart by property type and the picture changes. Single-family homes carried 3.2 months of supply. Condos carried 9.4, close to three times as long.

The sales pace backs this up. In April 2026, Esplanade recorded 7 total sales, 5 single-family and only 2 condos, out of a standing inventory of 12 single-family homes and 24 condos. Twelve single-family listings produced five closings. Twenty-four condo listings produced two.

Median pricing tells a piece of this story too. The community-wide median price per square foot in April 2026 was $642, with single-family homes at $691 and condos at $342. Part of that spread reflects unit size and finish level, the way it does in most mixed-product communities. But price alone does not explain why condos, priced well below the single-family segment, are still moving at a third of the pace.

Coach homes and condos were, by the community's own build-out history, more likely to carry the Social-only designation than the estate product. Cross that pattern against the current absorption numbers and a plausible explanation comes into focus: buyers touring the condo segment for the golf lifestyle are finding out, sometimes late in the process, that the unit they liked does not deliver the amenity they came for. That mismatch does not show up as a line item anywhere. It shows up as inventory that sits.

How to Verify Before You Write an Offer

None of this is disclosed the way you might expect. The membership tier lives in the property's original club documentation, not in the standard MLS remarks, and agents unfamiliar with Esplanade's structure sometimes repeat "bundled golf community" without checking which bundle applies to the specific address.

Before writing an offer in Esplanade, or accepting one if you are the seller, confirm the following directly with the club's membership office rather than relying on the listing description:

  • Whether the specific address carries a Full Golf or Social Membership, in writing
  • The current annual dues tied to that membership, since figures published even a year or two apart have moved meaningfully
  • Whether the quarterly HOA statement itemizes the membership cost separately from landscaping and irrigation, or bundles it the way the $3,743 example above does
  • Tee time booking terms if the home is Social-tier, since 48-hour advance access and public play availability are not the same as standing golf privileges

A five-minute call to the club settles all of this before it becomes a post-inspection surprise.

What's Changing at the Club in 2026

Whatever tier a home falls into, the amenity side of Esplanade keeps expanding. This year brings a fully renovated and expanded Bahama Bar at the resort pool, an expanded outdoor bar at the Barrel House, an expanded golf practice range, and a new air-conditioned indoor pickleball complex with four courts. Combined with the existing Barrel House Bistro & Tap Room, The Café for morning coffee, and roughly 14 miles of walking and biking trails threading through the community's preserves and lakes, the clubhouse side of Esplanade continues to earn the resort comparisons it gets. The golf side, though, still depends entirely on which line the deed falls on.

A Few Direct Questions

Can a Social Membership ever convert to Golf after closing? No. The designation is fixed to the property, not adjustable after purchase, regardless of how long you own the home or how many times you inquire.

Does a Social Membership shut you out of the course completely? Not entirely. Social members can typically book tee times with 48 hours' notice or play when the course has open public-play availability, so occasional golf is possible. It is a different arrangement from the standing access that comes with a Full Golf home.

Is there a way to tell the tiers apart just by looking at a floor plan? Not reliably. The split does not track cleanly to a single phase or builder series within the community, which is exactly why direct verification with the club matters more than pattern-matching from listing photos.
